Board Members Present: Lilith Imbrogno, George Misbeek, Paul Ortega, Don Webb, Max Lynn, Ellen Duke

Board Members Absent: Tony Jimenez, Mark Allen, Cheryl Mrachek

Guests- Fifty-one guests attended.

Approval of the past meeting Minutes as corrected. NEW POLICY per Board in closed session: Minutes will be distributed to Board prior to the HOA meeting and will not be read at the meeting. Motion to approve by Max Lynn and seconded by Don Webb, with board approval.

Treasurer’s Report – still by Ellen Duke:

Social Committee – Mollie Mann – July 15, 2017, there is a Bar B Q at the Club House, the menu will be hot dogs, hamburgers, potato salad, beans, chips, beer, sodas and ice cream. $5 for residents and $7 for non-residents.

GSMOL/SCAMPR – Ellen Duke – the San Vicente Chapter 1316 has been reopened and has about 70 members. (Congratulations and thanks to ELLEN!)  They have formed a Communication Committee who has distributed the information to all of the Park residents not to vote on the new Lease Agreement until the Board has had time to consult Legal Counsel.  Also, please write to our local Congressmen to vote “YES of AB-69”. The GSMOL San Vicente Chapter will meet next on 6/29/17 at 6:00 at the Clubhouse.

Announcements – Bob Mann

Rosa Paredes of St Vincent’s stated she appreciated the letters that have been sent by residents.  She further reported that J&H will not take over the new management until July 29.  Stuart and Miguel will remain until that time.  The new office hours are 8-noon Monday – Thursday.   

Business:
New
– Ronnie Sumter has resigned from the Board and the Board in closed session appointed Max Lynn to fill the remainder of the term, which expires in December 2017.

The board voted to appoint Paul Ortega as the association Vice-President.

New –The Board has voted and approved an additional new policy that all residents of San Vicente are invited to attend HOA meetings – but ONLY Association members are allowed to address the Board and to speak in public at the HOA meetings. Moved by Bob Mann and seconded by Lilith Imbrogno, Approved.

Open Discussion – Bob asked for any comments and/or from members about the upcoming Transition.  He asked the members to be brief and original.  Members shared concerns about:

  1. Timing of new Lease – legal opinion and timing
  2. Machines in the Clubhouse gym – in need of repairs, dangerous, whose responsibility
  3. Timing of subletting home when you live in the park – 1 year?
  4. Should we write to St Vincent’s about upcoming Park expenses/capital improvements to find out what will be passed on to the residents
  5. Many concerns about the Form that Sister Margaret mentioned at the “Meet and Greet” meeting – how much is your annual income?  When and why do we have to sign?  What is the result of signing for the residents?
  6. Would someone like to take over preparing “The Voice”?  Jeff Oien from Village Properties Real Estate has agreed to continue to finance the printing of the Voice. Volunteers are requested to help with the continuation and preparation of the Voice.

Much discussion about the questions that have been submitted to Stuart by residents and forwarded to Sister Margaret and not been specifically answered. It was moved by Ellen and seconded by Don that the Board send a letter to Sister Margaret containing the questions that Stuart has submitted and formally request answers.  There is to be no new questions. Motion passed.

Reminders – New leases will be sent Certified Mail. You will have to sign to receive. That signature does NOT mean you accept the new Lease agreement. The Association wishes residents to not sign any paperwork that goes back to St. Vincent’s until the association has proper legal advice.
