SAN VICENTE HOMEOWNER’S ASSOCIATION

To All San Vicente Homeowner Residents:

The combined value of the 270 residence units in San Vicente is estimated to be $94,500,000 (270 x $350,000). Issues such as rent control, park rules, capital improvements, the water system, road maintenance, personal conflict with management, park lease negotiations before 2017 and future park management are of significant interest and importance here in San Vicente Mobile Home Park.

The mission of the San Vicente Homeowners’ Association is to have an effective voice in communication with park management and lease holder, Rob Rice, on subjects that affect the common good of San Vicente park residents. As defined in our corporation charter: “…the specific purpose of this corporation is to provide the mobile homeowners of San Vicente an organization that will provide guidance, support and administration for all members in regards to items of mutual interest related to occupancy in San Vicente Mobile Home Park”.

It is very important for all park residence owners to join and participate in the Homeowners’ Association. Strong participation gives our Board of Directors a meaningful voice when they communicate with park management on issues that will affect our well being. The dues are $15 annually, payable January 1st. There is a one time initiation fee for new members of $25.00. If this is your first time your total will be $40. New participants are buying into our legal defense fund of $20,000. Our biggest annual expense is $2300 for liability insurance for the Board of Directors. All Board members give their time and effort and are unpaid volunteers.

The first step for most problems should be to take it up with our park management. Most problems can be handled right away at that level. Homeowners should also feel free to contact the Board via email or fill out the small forms located at the HOA box in the clubhouse if you wish a Board response.

Monthly board meetings will be held on the second Thursday of every month at 7:00 PM in the clubhouse. Association members are invited to attend the meetings and address the Board of Directors on subjects of park business. One annual report will be available to association members, upon request. Other communication will be placed in tubes on your mailboxes and posted on the Association bulletin board at the clubhouse. Board Minutes are also posted in the Clubhouse and available here on the San Vicente Website
